Condominium Owners are responsible for maintaining their Units; the inside of their condo and garage. This includes the walls and doors, flooring, counters and cabinets, appliances, etc. No Service Request required.
Owners are also responsible for their Limited Common Elements. This includes exterior doors and windows, front and rear porches, and shutters. If you want to replace any of your Limited Common Elements -- maybe new windows, a new HVAC system, or a new garage door -- please submit a Service Request to the LVCA Executive Committee. The committee will review and approve the work before you get it started, potentially saving you time and money.
The Executive Committee is responsible for maintaining the Common Elements, and all Condominium Owners share equally in the costs. This includes our roadways, walks, buildings, and landscaping. If you see something that's broken or which needs to be replaced, please submit a Service Request. The committee will review and respond accordingly

If work is needed on your condo, a written Service Request must be filled out. Please submit only one request per form. Much of our work is outsourced to contractors. We try to work expeditiously with each one but this also means we need to work on their schedules. All requests are tracked and updates are provided in a timely manner. Thanks!
