1. Acceptance of Terms
Welcome to the official website (the "Site") of Longstown Village Condominium Association (the "Association"), a condominium association organized under the laws of the Commonwealth of Pennsylvania. By accessing or using this Site, you ("User," "you," or "your") agree to be bound by these Terms of Use ("Terms"). If you do not agree to these Terms, please do not use the Site.
2. Purpose of the Site
This Site is provided solely for general informational purposes. It is intended to give Association members, residents, prospective buyers, and real estate agents convenient access to the Association's governing documents (such as the Declaration, Bylaws, and Rules and Regulations) and other general information about the community.
The Site does not offer any goods, services, or products for sale, does not process or collect payments of any kind, and does not include any chat, comment, forum, or other interactive submission feature.
3. No Legal, Financial, or Professional Advice
The information on this Site is provided for convenience only and does not constitute legal, financial, real estate, or other professional advice. Governing documents and other materials posted on the Site are provided as a courtesy and may not reflect the most current amendments, recordings, or interpretations. Users should always confirm the accuracy and currency of any document by contacting the Association directly or reviewing the official recorded documents on file with the applicable Pennsylvania county Recorder of Deeds.
Prospective buyers and their agents should not rely solely on Site content for purposes of a real estate transaction and should request a current resale certificate, public offering statement, or other legally required disclosures directly from the Association or seller, as applicable under the Pennsylvania Uniform Condominium Act, 68 Pa.C.S. § 3101 et seq., or the Uniform Planned Community Act, as applicable.
4. No Warranties
THE SITE AND ALL CONTENT, DOCUMENTS, AND INFORMATION MADE AVAILABLE THROUGH THE SITE ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, OR COMPLETENESS.
The Association does not warrant that:
the Site will be uninterrupted, timely, secure, or error-free;
any documents, records, or information posted are accurate, complete, or current;
any defects will be corrected; or
the Site or the server that makes it available is free of viruses, malware, or other harmful components.
5. Limitation of Liability
To the fullest extent permitted by applicable law, the Association, its Executive Committee, officers, directors, employees, agents, members, and residents shall not be liable for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages of any kind arising out of or in connection with:
your access to or use of, or inability to access or use, the Site;
any errors, omissions, or inaccuracies in any content, document, or information posted on the Site;
any viruses, malware, ransomware, trojan horses, or other harmful or malicious code transmitted to or through the Site, or any damage to your computer, mobile device, or other equipment or technology resulting therefrom;
reliance on any content or document obtained from the Site; or
any decision made or action taken based on information contained on the Site, including decisions related to the purchase or sale of a unit.
This limitation applies regardless of the legal theory asserted (contract, tort, negligence, strict liability, or otherwise) and even if the Association has been advised of the possibility of such damages.
6. No Liability for Third-Party Links
The Site may contain links to third-party websites (for example, county government, real estate, or municipal sites) that are not owned or controlled by the Association. The Association is not responsible for the content, accuracy, security, or practices of any linked third-party site, and inclusion of a link does not imply endorsement.
7. User Responsibility for Security
You are responsible for maintaining appropriate antivirus, firewall, and other security measures on your own devices. The Association makes reasonable efforts to maintain a secure website but does not guarantee that the Site is free from malicious content, and assumes no responsibility for any harm resulting from files or content downloaded from the Site.
8. Intellectual Property
The governing documents, logos, and other content posted on the Site remain the property of the Association or its respective owners. Documents are made available for the personal, informational use of members, residents, prospective buyers, and their agents. No content on the Site may be republished, sold, or used for commercial purposes without the Association's prior written consent.
9. No User-Generated Content
The Site does not currently support comments, forums, chat features, or other means for Users to submit or post content. Any future addition of such features may be subject to additional or amended terms.
10. Changes to the Site and These Terms
The Association reserves the right, at its sole discretion, to modify, suspend, or discontinue the Site, or any content on it, at any time and without notice. The Association also reserves the right to update or change these Terms at any time by posting a revised version on the Site. Continued use of the Site after any such changes constitutes acceptance of the revised Terms.
11. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-laws principles. Any disputes arising under or related to these Terms or the Site shall be subject to the exclusive jurisdiction of the state and federal courts located in Pennsylvania.
12. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

These Terms of Use do not modify, supersede, or replace the Association's Declaration, Bylaws, or Rules and Regulations, which govern the rights and obligations of unit owners and residents.
